Become a member of the Tenancy Deposit Scheme

Any private landlord or agent offering residential property for rent is eligible to apply to join TDS. They will be asked to provide relevant information – as set out in the Rules of the Scheme – to determine if they can be accepted as members, and what their subscription will be.

TDS is the largest scheme in England and Wales and protects almost £1 billion in tenants’ deposits.  

The Scheme offers members a number of significant benefits:

  • a cost effective and competitive scheme: we are a not for profit company (unlike the other two Schemes) and we offer discounts on our base membership rates of up to 60%. This starts after a year of membership and is linked to your usage of the Scheme and how well you perform when you do;

  • we are an accountable scheme: two of our Directors are from RICS and NFOPP and we regularly attend meetings of Agents up and down the country;

  • we care about our members: we have a dedicated Member Relations team which has been set up to listen to the concerns of members and deal with them. We publish a monthly Members' newsletter;

  • we meet the Government's key performance targets for all aspects of the scheme;

  • we regularly carry out satisfaction surveys of agents landlords and tenants;

  • we deliver a quality adjudication service.

TDS is designed specifically for regulated agents and corporate landlords who hold the deposit during the tenancy – although the Scheme open to smaller landlords too.

When you become a member, you will be able to register your tenancies on our online database. You’ll need to make sure your tenancy agreements contain the relevant clauses and Prescribed Information – but we’ll give you this document once you’re application has been approved.

Once registered, you’ll be able to download a Certificate of Protection that you must send to your tenants. The deposit will remain protected until you tell us it has ended. Where there is no dispute over the deposit at the end of the tenancy you simply update the tenancy database to end the protection. You don’t need to wait for funds to be returned – by holding the deposit, you are in control and can apportion the deposit quickly, as agreed.

In the event there is a dispute over the apportionment of the deposit, you can refer the dispute to the Independent Case Examiner, who will resolve the dispute quickly and fairly.
